Great place to live very clean and very well maintained. Leasing agent and maintenance department are polite, helpful and professional.
Here are some DO NOTS if you move here: DO NOT move into Rock Spring Rd side. Noise from emergency vehicles and traffic will keep you from opening your sliding door to get fresh air. DO NOT expect a decent view from R.S. Rd. side. Regular fallen branches, dirt with no grass, and huge weeds along the road are an eyesore. DO NOT expect mgmt company, the Foundation Group in Timonium, to be responsive to your complaints. They WILL NOT talk to you. They will not take your call past the receptionist and keep referring you to rental agent who is powerless. f you must pay a "double security deposit", they will hold until you move out. DO NOT expect them to refund the additional $1,000+ after you have proved your credit-worthiness and pd your rent on time for several years. Even when you are struggling with other bills due to COVID unemployment, they will keep making money off your money. DO expect them to maintain ground floors e.g.,(powerwashing) to maintain a nice appearance from the ground. Siding and door frames on upper floors dirty and storage closet paint all chipped. DO expect them to CLOSE the community shared pool due to COVID for fear that "too many people will want to use it," despite an avg of 15 to 20 people using it in past years. DO NOT expect to feed birds or squirrels. Instead of requesting peanuts be SHELLED so as not to create a peanut shell eyesore, you are not permitted at all. DO NOT expect to have room in dumpsters for trash and recycling. More often than not, they are full before the trash truck arrives. Expect to put your trash/ recycling on the ground by the dumpsters. DO expect beautiful landscaping and GIANT rocks to present an upscale appearance (huh?). DO NOT expect them to maintain carpeting. That is on you to pay to have them cleaned. BEFORE MOVING IN, MAKE SURE YOU HAVE UPDATED APTS (CARPETING, APPLIANCES, CABINETS, VANITIES) OR YOU WILL BE STUCK WITH THE OLD SORRY STUFF THAT LOYAL LONG-TIME TENANTS HAVE.
Carrie and staff were amazing in helping my girlfriend and I with any questions we had. I have never had the privilege to move out until now. Emerald Woods is beautiful inside and out. The staff is so friendly and they know the place very well. I can tell they are all passionate about their jobs and thats just going to make living here all the better. We cant wait for our move in on January 4th! Thank you Carrie and Emerald Woods for being so good to us.
We have lived at Emerald Woods for 11 years. The community is peaceful, quiet and cozy - not a lot of noise but friendly neighbors. The maintenance and management teams are helpful, pleasant and respond quickly when we have concerns. We really enjoy living here and look forward to many more great years.
I would like to offer my recommendation to the property and management of Emerald Woods apartments in Forest Hill, Maryland.
After I retired from Harford County Government, I traveled a bit and decided to settle for a while. I first checked availability at Emerald Woods. I spoke with Carrie and looked at a model apartment. I was impressed with her professionalism of course. The reason that I chose Emerald Woods first, was because my job at Harford County involved apartment inspections and litigation between tenant complaints and landlord follow-up. Every Tuesday I was responsible to the courts to make clear any unsettled disputes between the tenant and landlord in Harford County rental properties and how the Livability Handbook dealt with settling the problem. I spent many Tuesdays over the years with many of the same landlords. My point in visiting Emerald Woods first, was that in nine years in my job as a Livability Inspector, I was never called to any problems there.
After moving here, I came to understand that problems do indeed occur. It's just that Carrie and Mr. Steve, a maintenance worker, are quick to solve them. My first year, after two separate occasions to call about the A/C unit, Steve stepped in and had the unit replaced.
I haven't had any other problems in the last two years, and for that reason, I have just extended my lease for two additional years.
The property is kept very well; landscaping, lighting and parking; and the office or emergency services is always available. For these reasons I commend and recommend Emerald Woods as an option to your living needs and requirements.
