DO NOT LIVE ON THE 18th FLOOR. You will hear EVERY basketball hit the floor above you. First, who puts a basketball court on the top floor of an apt. building w/o installing proper insulation/sound protection? PMC couldn't care less about enforcing quiet hours, closing basketball court during evenings, restricting non-residents from using the gym and walking around the building during COVID w/o masks. Don't live near the garbage/recycling closet on any of the floors either- hallways stink to high heaven when I take my trash out- can't imagine how bad the stench is w/o a mask. Basically residents have the run of the place- total disregard for no smoking policy, quiet hours, or respect for common areas. Amenity rooms, elevators, stairwells are consistently trashed. PMC could be the worst "luxury" apt. management co. in Baltimore/Philly. Living in 300 St. Paul Place and cannot wait to get out of my lease. Currently filing a Landlord/Tenant Complaint. Ya'll... seriously this place is not worth the $$. That's why they offer so many leasing specials... they know they have to fill this place some how.

I moved into the The Residencies at 300 St Paul (PMC Property Group) November 2018. Months later I am extremely satisfied in my decision. I wont mention the other apartments in the downtown area I toured, but I will tell you The Residencies is by far the best due to the amenities and access to nearby attractions. The Inner Harbor with its aquarium, shopping centers, and restaurants is literally blocks away, and just to name a few of the amenities we have a 24 hour access two level gym, multiple entertainment centers, roof top with spectacular views of the city, a roof top pool, and so much more. Don't make the mistake I did by skipping pass the building. Make 300 St Paul your first tour, and best decision of the year. I will mention there were a few hick-ups in the beginning of lease, but the management staff is amazing. They quickly resolved my heating concern with the HVAC, and a loose light fixture within the first couple weeks of me moving in. Since then I never had another issue. No noise disturbances from neighbors, pets or the entertainment room that's located on my floor. I look forward to renewing my lease. Come take the tour and enjoy the best life that I am living. Best,
