Sugar Mill Villas Apartments

I love living here. I waited for my unit to come out of construction and it was well worth the wait. The staff is super friendly and the property is kept up so well. My apartment was perfect when I moved in and my pup loves the bark park. Sugar Mill was a perfect fit for us.

I highly recommend sugar mill villas.The apartments are so nice. The staff is amazing. The grounds and all the amenities are absolutely amazing. I will be living here a long time. I love it.

If I could give 0 starts I would. I moved from a home in Texas with pest control for the last 3 years and never saw a single roach. I bought brand new boxes and only moved my interior belongings. After a couple days of being in this apartment I saw a large roach, so I sprayed as I was not able to get to it. Upon spraying Bengal, roaches started to come out of the kitchen cabinets in 10s. This happened on a Friday night so I couldnt inform the office until Saturday who couldnt get pest control out until Monday. I have been dealing with this since 5/17 and the company thinks treating the roaches is all they owe me. They are continuously trying to blame this severe infestation on me, even though there is an obvious problem with the seal of the front door as I am finding new bugs daily. My child is traumatized, I have spent countless hours turning my entire apartment upside down, cleaning, doing everything I can to rectify a situation I should have never been put in in the first place. I would highly recommend not spending the amount of money this place costs to live like this.

We moved into an apartment in this complex more than eight months ago - a real nightmare. Shortly after we moved in, work began on extending the Sugar Mil Villa complex. This work generated a lot of noise and dust. Of course, we hadn't been warned of this inconvenience. What's more, the insulation in the apartments is poor! We can hear the neighbor's TV... sometimes even at night. The equipment is cheap, with noisy ventilation and a dishwasher that doesn't wash properly. The ground floor apartments are very dark, unlike the model apartment. In my experience, the quality of the complex is not worth the asking price (over $1800 with fees per month for 3 rooms.) Be sure to read the 17 contracts carefully - no negotiable changes.

I lived here for one year. I was so excited to live in what appeared to be a beautiful apartment. These properties are very poorly constructed. They are terribly insulated so you hear everything from your neighbors. Parking is a nightmare. Materials are cheap. My ac went out on a hot Friday afternoon in August. I called maintenance and followed the instructions. I was not contacted for three days, then it took two days to fix. The company they used for this service was out of Texas! With all the local HVAC companies, they went with an out of state, sub par company, that never showed up to make the warranty repair. They ended up having to call a local company who replaced the compressor. I was one of several people that this happened to. I could not stay in an apartment that was 86 degrees in the summer. I was out of my apartment for 5 days. I asked for prorated rental rate to which I was declined. They charge an amenities package fee for a pool that is always packed and a gym. Theres no way to decline this whether you use it or not. Not to mention the stairs and outside of the building and halls are dirty. They dont keep it up like they should. The new pet park is inundated with fleas and nasty dog toys. They also have spiders and insects both inside and out of each unit. They add fees and charges for EVERYTHING. Ive talked to several renters who have moved out. We have all received additional statements with fees and charges for related to pet cleaning. However there is already a $75 carpet cleaning fee charged at move out. I just received a $600 bill for pet cleaning, flea treatment and air quality. Before I moved out my apartment was spotless and intact. My dog never had fleas. I dont know anyone who has gotten their deposit back. Bottom line, DO NOT RENT FROM SUGAR MILL VILLAS. You will regret it. They may look nice and fancy but dont let the outside fool you.
