About This Property

Windsor Housing, LP is a multi-family apartment complex located in North Shreveport on North Hearne Ave. There is bus stops located in front of both complex that are good means of transportation. It is a nice and quiet neighborhood where residents are watching out for each other to ensure a good environment for their family to grow. We you are not over-income; our income limit is 60%. We do accept housing vouchers such as Shreveport Housing Authority, or Community Support, and a few others that are not commonly utilized. Our application fee is $30 per adult member, and it is non-refundable even if you are denied for being unqualified. Once your application is approved, we require a holding fee $200 to hold your unit, if this fee is not paid, you will not be assigned to a unit so please make sure you pay the holding fee. The holding fee is non-refundable if you decide not to move in once unit is ready for move in. If move in is processed, you will be expected to pay another $200 at move in for deposit and this will be added to your holding deposit to equal $400 security deposit required. At move in you will also be charged a pro-rated rent amount. Please ensure all funds are available to ensure an easy move in process, if funds are not available, we will not move you in. When you come to move in make sure you complete your AEP address change with Swepco and pay any deposit required to start service, notate new account number, you will be asked for this before you get your keys to the unit. Details

When you first move in your first year you will be on a 12-month lease, once the 12 months lease is over, you will be on a month to month.
No pets are allowed, unless you got an emotional support letter or paperwork stating that your pet is a service animal.
Security Deposit $400
Rent includes water, sewer and trash collection. Residents are responsible for electric.
What you need in order to apply to the property:
1. $30.00 non-refundable application fee per adult household member
2. Social security cards for all household members
3. Driver's License or picture ID for each household member 18yrs or older
4. Current proof of income (employment, award letter, VA benefits,
child support printout, etc.)
Criteria of Approval:
? Applicants must have a combined verifiable income in an amount in accordance with current community guidelines no less than 2.00% times the rental rate.
? All income must be steady and verifiable.
? Written rental verification is required from either another apartment community or a Real Estate Company.
Private landlords will NOT be considered rental history.
? Evictions and foreclosures will be reviewed on a case-by-case basis.
? Rental history will be reviewed. Manager will evaluate past performance of financial obligations, including
references from landlords. Unpaid judgments, rent, and/or damages owed to prior landlords will result in a denial.
? Applicants must be in good standing with all Housing Authorities.
? Our investigation includes criminal background screening. It is possible your application may be denied due to criminal convictions or charges. We conduct background screening on leaseholders and occupants.
? All felony, federal and sexual crimes will result in an automatic denial.
? Management reserves the right to require criminal background checks at each recertification/ renewal.
