I've been here three weeks and I love it. There's a credit check and background check so the residents are all decent people. It's very quiet. I sit on my porch at night a lot. Police patrol the lot several times per night. You get a 2- or 3-day notice before they enter to do bug spray or change smoke detector batteries. There are emergencies situations where they can enter without notice but I haven't personally seen that happen yet. The dunpster areas, grounds, and lake are very well-managed. Yes, there's a private residents-only lake for fishing or lounging but no swimming. Yes, you can have guests there. No fishing liscence required. The lease agreement states no parties or loud music and I've observed that to be true. If you're in your 30s or more and have a great payment history, medical bills exempt, and you just want a calm and quiet place to keep your stuff, I think this place is perfect. I wanted to live in Louisville but for the $770 (rent plus internet) that I pay here, the difference in space is astronomical. I would've got a 1bd 1ba 650 sq ft in a decent part of town in Louisville. But in E-town at Waterford, I get almost 1100 sq ft with 2bd and 2ba... I have no issues here at all. I feel safe. I pay my bill online in seconds. Your first month is pro-rated based on days you live there (Last ten days of the month? You only pay for those ten days to move in.) Louisville likes to charge first months rent (or even 2 months) but here, with goos credit, the deposit was only $300. Again, this is a place for grown-ups and middle-aged. I've yet to see a 21yo living here. That works great for me. Maybe that's your cup of tea, too. No bugs. No vandalism. Not out of the way. I'm behind the Kroger and Towne Mall and the restaurant strip. Almost everything within walking distance and literally everything within driving distance. I'm super satisfied. Best part? You can have an occupant that doesn't sign the lease (w/ backgr check).
The management is excellent. They handle issues that I have had immediately. They keep the property in excellent condition. I live on the ground floor so I do hear the people above me when they walk. That is the only noise I hear. I enjoy living here. Just completing our first year.
