This is the most ridiculous place I have ever lived. One dumpster for an entire community thats always overflowing with trash. Dog crap everywhere. Maintenance requests that are never taken care of. You can hear everything single thing that your neighbors do and did I mention how overpriced it is? Youre far better steering clear of this place.

Thank you for your feedback. We have one garbage compactor that's rated for more units than we have and two dumpsters as well located at the townhouse area. We understand your frustration with it overflowing, we've added signs and a courtesy officer to help patrol the area and we've sent numerous notices via email to the community about our trash policy. It's unfortunate that we have people consistently trashing things that are prohibited which causes the system to jam. We're having it converted to an auto system and building a cover and adding a door so that this stops. We've also made changes to the policy in regards to the dog waste not getting cleaned up. We fine those neighbors that we can verify left a mess and we've added additional dog waste stations throughout the community. If you are having issues with your neighbors please contact the Leasing Office so that we can address it for you.

This not a solicited review, I'm only posting because I've seen a lot of negative reviews on here and wanted to share my experience. I was furious with the previous people that worked here, they were rude, short with me, and never answered the phone. I had actually come in to give notice in April when I met the new manager and the ladies in the office. When Josh, the new manager was hired in March of this year he brought in an entirely new team with him. No, the transition wasn't perfect and I had some issues that needed attention but as soon as Josh and Jamal found out about them they immediately took action and fixed my AC issue. One of the issues Josh even came over while I was home to confirm it was done and to my satisfaction. I was also very curious as to why my lease charges showed in the portal but my sewer bill didn't. It didn't make sense to me because my charges didn't match the total and I thought they were overcharging me on purpose. I even got online and saw several reviews accusing them of just that. After coming to the office very angry and losing my cool, Julie calmly explained that the portal only shows the lease charges which are things like rent, cable, pest control, and trash. The sewer charge comes from the local sewer company and they are always willing to print a paper copy of my billing statement for my records. All in all I have liked the positive changes that the new people have brought to the community. I am on my second year here and as long as things keep getting better I plan on renewing one more time before I buy a house. If you are shopping around for a new place to live I would suggest at least going to meet the office people and see the community and don't just take some of these reviews at face value. I'm sure some of them are true but as a resident here I can tell you that things aren't as bad as some of these reviews make them out to be.

Horrible customer service. The apartment I was given had a LOT of work to do to make it where it should be when you move in. Nail holes in the wall, two different colors of paint, washing machine wasn't hooked up, MOLD in the sprayer of my kitchen sink. I even had a light fixture land on me while I was in the kitchen (rusted). I asked for a concession or to be let out of my lease without penalty and was given neither. I get that things happen, but basic customer service says you need to make right what you did wrong.

I might add, this has been going on for over a month now. I went to the office multiple times. Still not fixed.

I've been painfully patient and kind through this whole process but now I'm done. I'm writing reviews and telling everyone to go ANYWHERE ELSE!!!!

Pros of Orchard Hills - it's probably the nicest looking apartment complex in Jeffersonville (inside and out), maintenance is great and quick to help, the residents are amazing, the pool was great. I only paid $750 total for rent on the bottom floor, but I heard other people were paying $850+ for the same on higher floors.

Cons of Orchard Hills - you hear EVERYTHING your neighbors do, they put hardwood floors on upper floor apartments so be prepared to know your neighbor's daily schedule, the dog park was renovated without announcement and closed for weeks, the on-site laundry is a literal joke - you have to wash and dry numerous times and one dryer was "under maintenance" for the full year that I lived here, lastly upon moving out and cleaning my apartment diligently I was charged extra fees that weren't disclosed to me in person or in my lease. I left this apartment looking better than I received - thank GOD I got $15 back for it!

We are current residents here at orchard hills and cannot wait to leave. We have lived in two other apartment complexes in the past and this has by far been the worst one. Rent for our 2bed/2bath is $1200 a month with all the extra fees they add (we were told $975. The management is terrible, rude and unprofessional. Nothing gets done the way it should and they try to charge you for ridiculous things. They advertise that they have laminate floors however you have to pay $65 extra a month for that. The pictures are very deceiving. Do not move here, youll be sorry!
