Without question the WORST renting experience I've ever had. Pros: - Location - People mistakenly believe you live in "nice" apartments Cons: - Office and maintenance staff quit en masse in about 2 month increments. Good luck getting any issue (there will be many) resolved, ever. - New management is only making cosmetic, token "repairs". Morgan Properties prioritized: Dog Parks, Mulching, and Tiny Trashcans over servicing the 40+ units without working Heating/Cooling (straight from the mouth of their maintenance guy at the time). - Windows and doors (pictured) are completely destroyed. One window fell out of its frame on a windy day and took out my 4K TV (pictured). Awesome. Office/Property Management offered nothing to reconcile the loss. - Apartment was absolutely filthy on the day we moved in, and appliances were in disrepair. Getting a new microwave took MONTHS. We weren't even moved into the unit we signed the lease on. So we're keeping score, during 12 mos there, our microwave failed, our washer failed, the dishwasher barely worked, and every drain in the unit had to be constantly unclogged to even drain at all. None of those things were addressed in a reasonable amount of time, if at all. - Energy costs were ludicrously high throughout our stay, wildly out of line for a 1200sq ft unit (see picture). - Of the numerous issues we reported at move in, only the HVAC system was replaced properly. That took 9 months. Maintenance manager at the time bought myself and other tenants window AC units OUT OF HIS OWN MONEY to help (cool guy, he quit of course). They never paid him back. - I kid you not, one day, they went around and mulched around all the trees. The next day a tree service cut the trees down, leaving behind "mulched stumps". Its like living in a parody. I'd give zero stars if it were an option. Absolutely terrible.

I cannot recommend this place. Complex changed hands more than once while I lived there. MNT was inconsistent. Garbage along the streets most every day. Driving down the road where the trash compactor is reminded me of the old tv show Sandford and Son. Current staff has no interest in helping any of the former residents. I moved out in Jan of 2021. Still do not have my Security Deposit back. There are way too many complexes in Fort Wayne to take a risk on Avalon.

I like to see one of your 2bedroom apartment I love to be moved by the 8/4/2020

Great staff Maintenance outstanding

If wish I could rate 0. I have read several negative comments before I decided to rent the appartment . I can tell you it is true. The disrespect, poor up keep of the property, maintainance is not timely, you got to wait atlease 4 months before anything is fix. I can't wait until the lease is over.
