Arbor Lakes will offer you a small deposit fee to get you under lease but upon moving out, you will be charged to replace entire apartments carpet. They do not acknowledge normal wear and tear. They want pristine carpet while their cabinetry and windows can be broken and worn out. If you dare to sign with them be sure to document and take pictures of every nook and cranny and be sure to require repairs immediately. Arbor Lakes is very over priced for what you get. You will not be able to park near your entrance let alone have guests. When the snow arrives be sure to have your shovel ready because you will need to shovel your way out if you work early in the mornings, because they don't!
I love it here they dont bother you at all; quiet
They do not honor people with disabilities and the design of their floor plan is not suitable such as their heating system,they have their heating duct over the windows.. Whenever you heat your apartment, NIPSCO informed me that my heat was going outside more than staying in. Other than those few things it's not a bad place to with as long as you don't have a handicap.
I lived at Arbor Lakes for a year. My experience wasn't horrific; however, I had higher expectations with the leasing company, which is why I moved out.
The first issue was my downstairs neighbors smoked weed. The scent was so strong in my apartment; it took them weeks to get it taken care of. Maintenance sprayed this yellow foamy stuff throughout the floors of my apartment to help minimize the scent and left it there. Not appealing to the eye whatsoever.
The second issue (and main issue as to why I left) was that I was told my rent was going to increase by $10/month. I decided I was going to sign another year's lease. However, when the time came closer to me to sign my new lease, they upped it to $20/month. They refused to honor what I had previously been told. Therefore, I chose not to stay there for another year. While looking at new places, specifically WALLEN HILLS and STONE POINTE, I was told I would NOT be able to have an updated apartment, as Arbor Lakes, Stone Pointe, and Wallen Hills are sister communities and they were considering my move a transfer. This is completely ludicrous as I was going to have to reapply, put down a new security deposit, etc.
I finally found a new place to live; however it wasn't ready until the middle of the month. I asked Arbor Lakes if I could have a prorated rate and stay an extra two weeks, and they told me I was not allowed; that they'd have to charge me market value ($715) plus an additional $50. However, they told me they would prorate it if I had chosen to live at one of their sister communities. Overall, I was extremely disappointed with how they treated their renters.
I have lived at Arbor lakes on 2 separate occasions. One time was by myself in a studio apartment. And the last time in a 2 Bedroom with my husband while in transition between houses. I had a wonderful experience both times! One thing I have to note is how amazing the studio floor plan is...it's not just one big room. Mine even had a bar in it that I had barbstools for!
LOVE the fact that they allowed my dog and they pay for water!
Would live there again!!!!
