FORCED TRASH VALET SERVICE $25 A MONTH IS NOT WORTH IT. THEY DO NOT COLLECT TRASH ON FRIDAY OR SATURDAY SO EVEN THOUGH YOU'RE PAYING FOR A SERVICE YOU'RE STILL EXPECTED TO TAKE YOUR OWN TRASH TO THE COMPACTOR. ELECTRIC BILLS ARE EXTREMELY HIGH. THE MASTER BEDROOM, BATHROOM AND WALK-IN CLOSET ARE EXTREMELY COLD EVEN WITH THE HEAT ON 75. AND TO MAKE MATTERS WORSE THE PEOPLE THAT LIVE ABOVE ME HAVE NO CONSIDERATION FOR PEOPLE THAT LIVE ON THE FIRST FLOOR. MANAGEMENT AVISED ME TO RECORD IT...SO THEY EXPECT YOU TO STAND AROUND WITH A CAMERA ON AND WAIT FOR THE BANGS AND RUNNING AND JUMPING TO HAPPEN. IF YOU WANT TO WAKE UP IN THE MIDDLE OF THE NIGHT BY LOUD BANGS AND THE PEOPLE ABOVE YOU RUNNING, THEN THIS IS THE PLACE FOR YOU.

New management thinks they have implemented great change. The only change I have seen is a mandatory $25 a month fee for a valet trash service that many residents do not use. The amenities are rarely used, for a reason. The previous reviews concerning electric bills are correct, as I pay over $250 a month during the winter, and keep my thermostat at 69 degrees, an outrageous price for an apartment. When the management is asked questions, they purposely ignore them, whether by simply bypassing them in a conversation or never replying to an email. They have either forgotten or have never known how to conduct good business, including the new management, relying on the idea that one resident will just be replaced by another. Aside from one friendly maintenance worker, the office staff is incredibly unfriendly once you are a resident...unless you're telling them how amazing the place is or how great they are. They asked current residents to add reviews, as they know their current reviews are turning people away. However, rather than listen to and work on the things that are upsetting their residents, they just continue to ignore and pretend like they are actually doing something, so that future residents will believe everything is going to be great. I moved here because it's a pretty property, and while I still love the location of my apartment, the negative behavior of the staff and management, and the refusal to actually take action on the things that harm their residents, have made me question how much longer I'll be here. Overall, it has been incredibly disappointing, and for God's sake, install some insulation! Then maybe you'll get the reviews you want.

Decent place to live, but you WILL get unpleasant surprises on your bill. I've had random admin fees, my water bill mysteriously raised by $35-$40 for months at a time, unwanted trash valet service (even though i take my trash to the chute), and other fees charged to my account continuously since new management has taken over. It seems maintenance is about the only thing thats improved with new management.

Dont move here. Maintenance is a nightmare. And the front office has no idea what theyre doing

Electric bills very high here , outrageous! Staff is not friendly anymore and maintenance is rude and doesnt even speak when they come in to fix something. Rules are no longer enforced. Dog waste everywhere even on the sidewalk. My move out day there was a water leak in my apartment. I called 4 times and they still hadnt come to stop the leak. When I went to turn my keys in I told them that the water had now reached the carpet and was soaking the living room. They acted as if they didnt careI certainly didnt care since I was moving but the fact that a water leak is considered an emergency and no one showed up to do anything about it. If you move here:your electric will be outrageous, you will be able to hear your neighbors cough and you will be able to hear them pee, you will never be able to talk to the Property Manager, office staff will be unfriendly to you, And BEWAREwhen you move out they charge you $165. I was told that the charge was because you have to pay for them to clean the carpet, paint, and clean the apartmentIts a mistake to move here you will be sorry that you did.

Horrible place to live... No insulation in buildings resulting in high electric bills... Hendricks power informed me of this when I called to inquire about my high bills... Manager is indifferent, no social skills... I was told by a leasing agent that I would be given a military discount... I come in a few days later to sign my lease and property Mgr informed me that I would NOT be given the military discount which resulted in an increase of 40 dollars a months.. MAINTENENCE is horrible... There's a constant turnover.... After hour Emergencies are not responded to in a timely manner... Corporate REALLY needs to do a complete overhaul of the staff as the professionalism and accountability is sorely lacking... The office has caller ID so they don't answer the phone if it's inconvenient to them... The pool and fitness center are the worst of any apartment I've lived in... Very small and hardly any useful equipment... Do not be fooled by the outside appearance, it looks nice and very open.... These apartments are NOT worth the high rent they charge... These are definitely NOT luxury apartments.... Don't waste your time... There are other Luxury apartments in Avon and some being presently constructed in Brownsburg that are much nicer....
