Decent living for college students. Expect your neighbors to be college students and have that sort of living arrangement. Other than that the staff is great and maintenance is wonderful.
Terra Trace charged my roommate and I for close to our entire security deposit for paint related issues. After showing the management pictures we took upon move-out, we were told we were lucky they didn't take the whole thing as they claimed the paint was destroyed. Having only lived in our apartment for one month before leaving to go abroad, we both did minimal decorating and hung nothing on the walls. It was clear Terra Trace used my roommate and I for routine paint maintenance and took advantage of our status as college students will little understanding on how to fight this mistreatment outside of trying to reason with Terra Trace management. There was also a situation where maintenance was done on the bathroom door in our apartment without a forewarning, where my roommate came home to an apartment without a bathroom door and an awkward following days until the door was serviced and returned, something she only understood after contacting management on a missing door. After losing over $500, I would not recommend Terra Trace to anyone who is looking for a landlord that will be responsive when maintenance is needed and supportive should anything go wrong.
I've never had a problem while living at Terra Trace. I've always been pleased with the staff. I've lived here for 2 years and would recommend any college student on a budget to rent here. The apartments are affordable, comfortable, and not very far from campus. Having Bloomington Transit pick you up right in front of the complex is a huge bonus. Above all I've been pleased with my experience. The only thing I would recommend is to have security cameras and more lights around the parking lot for safety reasons. And also the option for in-unit laundry.
It's a fair price considering the greed of Bloomington reality, if you're paying your way through or needing something cheap for college it's by far the most economically and geographical sound choice for IU students. The staff is pretty efficient and I haven't any problems with them, wonderful people. Don't expect luxury, rumor has it Abraham Lincoln himself toured them when they were new. Expect fairly frequent maintenance issues and 70s appliances, but the staff is quite aware of the condition and is very responsive to maintence requests.
Everything was perfect including management and maintenance. However the apartment inside is old and outdated and a lot of the cupboards and doors and shelf's were either broken, missing pieces and parts and/or were nasty looking.
