    5 Star reviews make current tenants eligible for gift cards. They literally pay for positive reviews because real ones would be horrible. The worst parts: - Mold so bad I was exhausted/fatigued my last 2 years there. I was only in my 20s and started out very healthy but went to garbage after the water leaks. Mold sickness can look like allergies, but also fatigue, brain fog, blurred vision, frequent urination, memory loss, and more. - So. Many. Roaches. - Frequent leaks. We had a leak from a shower into our stove. Fire hazard. Dining room leaked every time it rained. Our water heater leaked into the living room. Every time it took weeks to get it fixed, but then they did nothing to prevent mold and it got BAD. - The geese are aggressive and poop EVERYWHERE - Gate doesnt work - No parking on game days - Our neighbors floor literally caved in to the unit below CURRENT RESIDENTS: My biggest regret is not knowing my rights while I lived there/not suing. If you are dealing with mold, here are two mold remediation companies who will do an inspection for free: - Peach Home Services - Pure Maintenance of Georgia They will also do air quality tests or test the mold itself to see if its toxic. Honestly all mold is a health hazard so testing isnt always necessary, you just need written proof that its there. You can order your own tests through Realtime Labs. You can send samples of the mold, or urine tests to see if youre sick. Mold illness isnt just allergy symptoms. It can look like fatigue, brain fog, blurred vision, chronic anxiety, headaches, memory loss, etc. Screenshot maintenance requests, including the date you submitted them and the details. If you have a leak, contact your renters insurance. Most will cover losses from leaks, not mold caused by humidity. Call code enforcement. Mold/roaches are health hazards. Only a few lawyers in Georgia will work these types of cases; try The Mold Firm. They dont take money unless you win!

    ROACHES, ROACHES, ROACHES! There is no end to the amount of roaches in our unit. The longest I've gone without seeing one is just under a week, and that was after a water leak in the kitchen was repaired. Speaking of water leaks, we had a pipe under our kitchen sink that had our neighbor's dirty water from their sink/dishwasher draining into our unit. To the point there were streams of water running across the floor, not a trickle, at least three gallons (I stopped measuring after the first three buckets). It took almost a week to fix that one. Why was it running across the floor instead of puddling up under the sink? Because the building has a foundation issue and our whole unit leans to one side. If I were still in the Navy we would say the building has a permanent port side list, to the point that our bathtub in the master doesn't drain properly and water pools up in the back. The tub was "resurfaced" right before we moved in, but the paint peeled up after the first shower was taken. The AC in the unit above ours was leaking so bad that the ceiling in our laundry room fell in... twice. After the ceiling got fixed for the second time, the leak continued. Now due to the water damage, there is mold in both bathroom ceilings and under the baseboards in the kitchen and livingroom (the leak under the sink seriously had water running from the kitchen to the patio). It took three months for us to get a screen door for our patio and we still don't have screens in our windows. So airing our the apartment after on of our water leaks was impossible unless we wanted all the bugs and/or people coming into our unit. When these issues are addressed with management they say, "We'll take care of it." and our work orders get canceled without being finished (this happened twice). They are either lazy or apathetic or both to any complaints that are made, or both.

    Ashford 75 is a great complex to move into, and they seem to genuinely value community. There are issues that you will find at any complex, but the affordability and location are unbeatable.
