      I lived her for 20 months, however paid out my lease for 12 months. I had to leave to care for my ill parent. This complex offered me another lease which I couldnt take. When I attempted to rent another apartment they charged me an additional 1300 dollars. 531 dollars in additional rent, 600 dollars in additional utilities, and 200 dollars for a carpet they promised to replace upon move in. This company is fraudulent.and remiss in work orders to repair their horrible apartments. Im advising anyone who considers this company for rentals to rethink your decision. Ive advised all the folks I recommended to stay for a walk thru at the end of their lease and get out of there. They are crooks

      I moved into Arium the beginning of August and the experience has been horrible. I have given time and patience since they are under new management, but it gets to a point where it isnt my problem they cant service their tenants. In short, do not move here, its not worth the money or stress, and continue reading for details: First, the move in check list for damages was rushed by our leasing agents stating that we werent trying to pick the place apart, but look for any obvious things while everything else can be reported later. AC was broken upon move in and broke again within a week and had to be replaced. Our Gas provider issued a warning against the operation of our water heater and central heating which was disregarded activated regardless. There were multiple maintenance issues in the first couple of weeks which were reported, not fixed. I contacted the property manager who assured me via email that the issues would be addressed by the next day (including an inoperable shower) and not only was it not addressed, but marked as resolved conveniently in the day rent was due still unresolved. I have been awaiting a call and leaving multiple messages a day for the property manager who told me they would be in contact with me for over a week now. Now there is additional water damages and appliance not working with very little hope of it being addressed.

      On June 7, 2023, Approximately at 1:20 am, I noticed a consider volume of water coming through the ceiling from the apartment above. I knocked several times to my neighbors door and got no answer. At the same time, I started to call Arium Morgan Falls leasing office and left no less than 3 voice messages. Around 2:00 am, I received a call back from an employee requesting information about the issue and letting me know that he will contact someone to help me, but nobody came. I insisted calling the office and leaving voice messages requesting help, but nobody contacted me. At 5:30 am, their Maintenance Sup came to my apartment to check and was able to turn off the water. A consider volume of water came into my apartment from around 1:20 am to 5:30 am. Im extremely disappointed with the lack of interest from your Urgent/On call service. Most of the damages in my apartment and my downstairs neighbors apartment could be prevent with a timely response on leasing office end. I can not stay in my apartment until water issue is resolved and all reparations are completed. The water came through the kitchens lamp, electrical box and outlets. Humidity is everywhere in the ceiling, walls and the carpet is wet. My kitchen is contaminated, I dont not if any of my small appliances got damaged The machines used to dry are also extremely noisy and the odor is awful. My neighbor downstairs was also affected by this MAJOR leaking issue. Despite this situation, the apartment management say I have to find a place to stay on my own dime. They say the apartment is safe. However, there is no ceiling in kitchen and part of the living, carpet is wet and my kitchen is contaminated. The apartment is still drying out and smells. I have renters insurance recommended by the complex but for my surprise, I discover today that there is a $5,000 deductible and accommodations are not included. The complex management treatment as if I dont have any type of rights.

      I called (770) 954-7463 for more information regarding an apartment I am looking to rent next week. I got an answering machine that stated to live a message and someone would call me back within the hour. I waited for an hour and 45 minutes and no one called me, therefore I called them back. An agent named "Alex" answered the phone. I told him I was on the Arium Morgan Falls website but had a few questions. I began asking him my q questions and he said that I can get all the information I need on the website. I responded that the website did not state which floor the particular unit I was interested in was on and he rudely responded that even numbered units were on the first floor and odd numbers on the second. I also asked about the difference in pricing between units and again he was extremely rude and told me they had plenty to choose from and to go to the website, completely ignoring my question. Then he told me our connection was "breaking up," and hung the phone up on me. Alex was extremely rude to me, as well as being impatient and irritable. I now know that I Definitely would not want to live there. If this is how the office treats potential residents, I cannot even imagine how they treat existing residents. Shame on you for your rudeness, and unprofessionalism Alex. Renters think twice about this one!

      Leasing office never answer the phones (it feels intentional with me now because I'm having to be persistent to get an answer). Maintenance is never on the same page and slow at their work. Don't let the cheaper prices fool you, it definitely comes we with strings attached.

      When the temperature drops, the bedrooms gets very cold. Newly furnished apartment I am in comes with a massive hole in the wall. I complained about this to the staff but no word or action taken. There were multiple holes in the flooring and the kitchen is nice but upon closer inspection was a complete rush job. If you're looking for something cheap. Come here and get what you are paid for. Nice location but drivers here are horrible. I don't recommend staying here more than 6 months. Late fall and winter is harsh and the venting system is terribly designed. Bathroom is like a oven.
