I loved this community when I first found it but once the transition occurred and the actual staff came into the office things got progressively worse. They continued to "lose" my rent checks, charged me late fees and then had to adjust my ledger because they "found" them. I constantly had to have whoever received the check print and sign the receipt with their own signature - and they were still lost. The breezeways are never cleaned and because the utility companies are contracted with the area, you have no choice but to pay extremely high utility bills and my biggest concern was trash littering the ONE dumpster for the entire community and the gate being permanently broken. They are pretty pop up apartments with no real insulation and cheap material. Think twice before renting.

Don't let the look of the apartment fool you. Moved into my apartment brand new never lived in before and wrote an entire page of cosmetic damages. Within a week the carpets pulled up around the living room and the doorways. Not real granite counter tops. The inside is just a small problem compared to the outside. The breezeways and stairs where NEVER cleaned or swept, the dog park was just one big pile of poop and dirt and poop just laying all around the complex. "gated community" expect the gate was broken for 4 months and that does little to nothing when there are 4 trees separating the major hwy 144 and people being able to walk straight in building breeze way from the highway. Open lots around the complex with no fences that stop anyone from pulling right up and walking in. The parking lot has no stop signs so people just whip around blind corners. Also for some reason the electricity and water bills are ridiculously high! Like plan on paying at least 300$ a month on electric and water for a one bedroom with two people who work during the day and keep their apartment on 75. Management needs to put up fences around the property, mulch the dog park so its not just dirt, and get a leaf blower to clean the breezeways and stairs.

DON'T waste your time or money here! Promises made for a "quiet" and luxurious "home" were all lies. Worst management; worst maintenance; worst grounds, noisy neighbors; worst dog park! Gated community, ha! Gates don't work most of the time, and there is access from Highway 144 where anyone can enter the property. Filthy breezeways; car wash is either broken or bays are full of water and oil (water does not drain); trash receptacles never emptied. Receptacles for dog waste never emptied. Don't get sucked in! It was awful.

not luxury living. very dirty, garbage all over. pool is always filthy, the staff is extremely unprofessional and combative. you cannot place an honest review on the Lullwater website because if it's not great, they remove it. The quality of the apartments is the opposite of what they boast. grounds unkempt. had to break lease because nothing was ever resolved, just defended. would not recommend!
