DO NOT MOVE HERE. Any positive reviews are from past management companies. Forest Ridge/WAM management is incompetent and negligent. Friendly at first but after a couple dealings with them, they became rude. In the 9 months I lived there after the company bought the complex, they changed managers 3 times and assistant managers twice. They also promised a lot of improvements but in that time replaced the toilets and OUTSIDE carpets while the community message board filled with issues about AC units, bug infestations, and refrigerators not working for 3 WEEKS. The management company would leave phone numbers to reach them followed by a resident complaint that the number didn't work. If you're wondering how much pride they take in the community, all the signage is still "ap" for Abbington Pointe except the entrance sign which is a cloth banner draped over the old Abbington Pointe sign. This place is either a joke or one of those businesses that targets low income families, trying to hit them with small fines knowing they'll have to pay or be hit with a bad credit report. Either way SAD! To any other former AP residents moving out, if they bring up an issue, just tell them that's how it was when you moved in. They don't have records to show otherwise.

Low class and ghetto apartment complex
This neighborhood has gone downhill. The community was much better when Aspen Square was the property management company. The rental office customer service was way better with Aspen Square, and there was as many noise disturbances. It just seems like there have been a lot of seedier characters becoming tenants here. I tried to give the current management a chance, but this may be my last year as a tenant because of how much this community has changed.
I lived there 3 years. I experienced a mill-dewed apartment for months and suffered congestion. They also refused to give me my security back when i moved 2 mon ago saying i damaged the apartment. That is a lie. I am a senior on a fixed income and had the carpet cleaned and the stove cleaned which was monies out of my pocket. there was only normal ware and tear. only 1 cracked electrical plug. they also charged me $50 for 1 day late in three years and there office was closed for a 3-day holiday.
