      We are new residents (three weeks) of the Parc at Flowing Wells apartments. When we toured the community a few months ago, we were pleased with the professionalism of the leasing staff, the amenities, and the overall appearance of the community. However, on moving day three weeks ago, we were horrified by the appearance of the stairwells and breezeway of our building (2516). Both were stained and filled with debris and bugs. The damage to the breezeway is well beyond just pressure treatment. They need to be repaired, retreated and repainted. Exit signs were broken and light fixture covers were dangling. These could be possible safety concerns. This was not a warm welcome to our new home. If these observations had been seen during the tour, we would NOT have chosen The Parc as our home. This is not what we want to see each time we enter our home. Its also embarrassing to welcome guests. We have a few other observations that are listed below with pictures/videos as evidence. The microwave control panel was broken prior to move in (please see video). Maintenance checked the microwave and confirmed that the panel is broken. However, we were informed by maintenance and management that the microwave cannot be replaced because it is still functioning. The front door threshold needs to be repaired and the weatherstripping is rotted. Maintenance said that they will order a replacement; however, they are unsure when it will be received. We observed cockroaches crawling inside from underneath the front door. We purchased and installed weatherstripping from a home improvement store to keep bugs from crawling in. Lastly, we bought into the amenity of the safety and security of a gated community. However, both front and rear access points have been broken since we moved in. In conclusion, we would like to see The Parc live up to its advertising potential as a gated Luxury Apartment community.

      Management has been terrible. Been trying to call and get a hold of people and no one will answer my questions or get back with me and I move in in a week and still figuring things out on there end.

      This apartment complex is a facade. For $1,300 a month you would expect this complex to maintain their units and equipment but they don't. Our electric bill was $600 last month due to a broken HVAC unit. We did not know there was anything wrong with it because it was heating our apartment but it was heating it using only the heat strips which made our bill so expensive. The manager stated these HVAC units are past their life span so you would think they would service them in the heating and cooling mode to make sure they're operating like they're supposed to but they don't. Or at least let us know to watch out for certain modes so we don't get hit with an astronautical utility bill. When we asked them to HELP pay for the electric bill they said they wouldn't because we did not submit a maintenance request so it's technically not their fault. When I called them out to come look at the HVAC unit they said it wasn't an emergency because we were still getting heat and they were only running emergency calls due to covid. The irony. After demanding they come out anyway they did. If they came out and evaluated the system before the heating season they could have mitigated this issue but their idea of servicing the HVAC units is to drive around and see if they hear any loud noises. With hundreds of apartments it would take a long time to evaluate each system, yes. But when you don't you're risking an HVAC component breaking and further damaging the system and leaving the resident with a hefty utility bill. If they aren't going to service these systems they need to help pay for the cost. When we first moved in we had more than a few things wrong with the unit including plumbing issues, mold in the water dispenser, the list goes on. Before offering putting these units up for lease I suggest they do a better job at making sure the unit and the equipment inside of is actually operating.

      I have lived her for several years, and am dissatisfied with my experience. When I initially moved in, both the staff and community were nice. However, the community upkeep has decreased and the staff are rude and disorganized. You can call a staff member and have a conversation and then days later call back or are contacted by another staff member with no recollection or knowledge of previous discussions. Additionally, residents are sent rather rude emails from staff that are scolding them as if they are children with all caps, bolded words and exclamation points rather frequently. If I could do it again, I would not live here. These are no longer luxury apartments and not worth the extra money.
