I enjoy my apartment from the space, interior and location its so convenient to get to where I need to go. I am also glad that I have great neighbors everyone in the building is so nice. ATC does a great job at keeping the landscaping looking great and if i have a work order request the maintenance staff is so prompt compared to other places I have lived it takes them weeks to address a work order.
I have always lived in ATC Development properties. The first, Forest Hills Ratchet Club and now Avalon Apartments. Compared to Forest Hills, Avalon is very nosey and has pest and mold issues. I live on the first floor and I can hear every conversation and footstep of my upstairs neighbor. Soon after moving in we began to experience a horrible pest issue. Spiders, silverfish, and water bugs were in our apartment and lots of them. Each week I requested to have my apartment sprayed by pest control. We have been living here since July and the issue was finally resolved in November. One day in September I decided to clean my window seals and I noticed mold growing. Initially, I thought if I kept it wiped out it would go away, but the issue became worse. By December, thick black mold covered my windows and the wall under my windows. Maintenance attempted to resolve the issue by putting cups in my windows that would suck moisture out of the air and by cutting a tacky hole in my living room wall. No one followed up to ensure these solutions were working and now the mold has begun to make myself and my new born child sick. I have reached out to the leasing office numerous times with no success in speaking with the property manager. When I make it home at 4:30 she is seldom there, but the office does not close until 5. To make matters worse, I pay my rent on time and occasions have occurred where the leasing office would still put late notices on my door. Overall, this property looks nice but it is TRASH!
They are too stiff in enforcing the late penalty fee despite legitimate reasons. At times, we are all faced with very difficult situations and it would be nice to see some leniency from the office staff. Secondly, the walls are paper-thin and I can hear my downstairs neigbhors night time activities.
I gave the Avalon Apartments this rating based solely on their customer service. I love the apartment, grounds, and location. However I don't like how I have been treated in response to a complaint against my upstairs neighbors. I've had to call in to complain several times with no clear remedy from management. Each time I call I'm told to call again and nothing changes! Either they aren't explaining to my neighbors that they are being loud or the neighbors don't care void any real consequences.
Would rate 'good' overall, but a few points (insofar as we're keeping score) docked for constant trickle of German roaches running around and the webpay; if you don't make a payment by the 5th of the month the webpage locks out the option to pay online despite the addition of a $50 late fee, meaning you either have to drive to the leasing office and pay in person, or, you can wait until the 10th of month when the webpage lets you pay online again, but with a $100 late fee.
