Maintenance sucks. Garbage everywhere. In the street, in the walkways, in what they call "parks," and in the "ponds" if you can call them that.

To boot, mailboxes often broken into and not repaired for weeks on end.

On the bright side, a lot of nice people live here, bad ones just ruin it for the rest.

We apologize for the inconveniences you've experienced in regard to your neighbors and our community. We try to fulfill all maintenance requests in a timely and efficient manner, regardless of high volume, and we're sorry that we missed the mark with you. We'd like to learn more about what we can do to improve your stay, so we encourage you to bring these concerns to us in-person at the leasing office to reach a resolution, thank you.


- Regularly a mountain of garbage in front of the compactor
-Random water shut offs that can last for hours with no notice
-Extremely outdated AC system that regularly breaks down. Instead of fixing it they just slap a bandaid on it so it can last another couple weeks. Your utility bills will be high because of their inefficient AC units from the 80's they refuse to replace.
-Walls are super thin and you can hear everything your neighbor does.
-Mail box leaks and they refuse to come out and fix it. Soaks all my mail
-Staff is rude and dismissive when you have any issues or turn in a maintenance request
-Several outdoor lights burnt out and they don't respond to maintenance requests to fix them. This leads to a dark, unsafe area at night
-Still haven't cleaned up panels that were ripped from our building after hurricane Irma

This place has been a nightmare since the new management company took over. They raised the rates for everyone and instead of investing in the property, they bought a new coffee machine in the club house and called it a day.

I strongly urge anyone considering signing to reconsider, learn from my mistake.

Thanks for your review. Our aim is to provide quality service to all of our residents and it appears we have missed the mark. We don't have control over the mailboxes it is the responsibility of the postal service. As for the issue with the water, we recently had to shut it off due to an emergency, which required the water to be off longer than planned. We apologize for the inconveniences you are experiencing though. Please call us at 813-989-2052 so we can address and resolve your concerns.


I have been living at this complex since 2014 and have seen positive changes. When the new company bought the complex things were a little hectic but I can say it was all worth it. The complex is now beautiful and a place I am happy to call my home. The new staff has been very friendly and accommodating to my needs and request. I highly recommend The Park at Valenza and will be renewing my lease for another year.

Nice Aales Rep, knowledgeable. I viewed a nonupgraded unit. It's price I think was $140 less a month than one at The Park At Dorchester (I'm not 100% sure of price as I viewed 11 Apts in 3.5 days). There were open stairs to 2nd flr. I chose Dorchester since it's more spacious, looks newer, & has a working front Security gate.

This apartment is OK as long as you have no matenance issues, then it will take them at least three complains over the course of a month to finally come out and fix it. Most neighbors are loud and dirty leaving their trash everywhere. The crew does try their best to pick up but it's hard with such rude people living there. Also I wish there was more than one trash bin for the whole complex
