The office staff is responsive, the maintenance staff are immediate, and I have had no issues with either department while living here. They very much leave you alone, and the community is very peaceful.

When I had a couple issues the office staff acted immediately and followed up the next day. They are always welcoming when we go to the office. Overall a great living experience.

Mezzo looks pretty and is expensive where you would expect it to be great, it is a huge rip off stay away! To start, we were shown a model that would be just like ours except that the floor plan is flipped. However, the model we were shown was bigger, more updated cabinets and appliances. We paid extra money for this and when we complained nothing supposedly could be done about it. Parking is atrocious. Before moving in I thought it would not be that bad, I was wrong. They do not have enough parking for residents so people will park illegally, and not only a few people like 20-50 cars are parked illegally every night. I told them this when they tried to get me to buy a garage for $75 bucks a month on top of my $1500 rent. Their solution to most things is to try to get you to pay more or you are just out of luck. If you have a guest, they can't even park in visitor parking because residents have to park there just to park their cars somewhere. You have to move your car to a visitor spot and when your guest gets there hopefully you can find somewhere else to par just so you can have guests come over. The towing company comes randomly and takes multiple cars and are also rude as well. The office staff is horrible. They are the least compassionate people I have ever met, even when I am being nice to them. I am not a complainer but you need to know how bad the staff is. The printer doesn't work and when I told Edwin he said that it has been doing that for a while now and that was that. I would NEVER sign a lease here. I wish I would not have a signed a 12-month lease because in month one and two we had to call the maintenance people 6 times because of the how many things were broken and not from us. The cost of living here is too expensive for how horrible their customer service and the lack of quality of the apartments. Walls are thin. Do NOT move here! It is a huge waste of money for the lack of services you deserve!

Although we appreciate any and all feedback, we're saddened to find your overall experience has resulted in this rating. We have one model on site, our Valencia apartment home that has been renovated. Upon availability, we show vacant apartment homes and if one is not available to show, we always do our best to describe with as much detail the contents of the interior homes. All units are individually priced and therefore priced prior to move-in. Parking is a priority for our registered residents with a Mezzo parking decal first and foremost as stated in our lease and also posted at the front of our community.
Additionally - we have 40 visitor spaces available on-site for guests. Our printer for our resident's along with our computer and coffee bar area are available for our resident's and their accompanied guests during office hours, with our printer in working order as of today. If for any reason, the printer was out of ink or not working, it would be customary to offer to print from the office printer for our residents. Having just attained a Satisfacts rating award for 2018, maintenance and customer service is something that we strive for excellence on. In order to attain this, residents are surveyed directly after work orders are completed and having an overall rating of 4.61/5.00 for the year 2018 and 4.73/5.00 for the first quarter of 2019 with over 130 residents responding to these surveys in this process. We welcome any feedback positive or negative and don't claim to be flawless; however - our team does a phenomenal job responding to our resident's needs both during working and after hours. There is NO RESIDENT or VISITOR PARKING AVAILABLE AT NIGHT. If you attempt to come home after 8:30 pm you will not have a parking space. I and other residents are currently driving around in a line looking for a space. If you park illegally you get towed so residents are leaving the property and parking in shopping Plazas. You then have to find your way home and go get your car the next day.
