I appreciate the size of the community as well as the location compared to other important areas of the Tampa Bay area. Joy and her office staff team are GREAT...personable...engaged...and, willing to assist whenever called upon. The maintenance team is responsive, reliable and professional...MUCH APPRECIATED I give my home an OVERALL FIVE STARS because it is TOPS compared to other apartments and surrounding communities.
I did, however, rate the noise level in the apartment as well as quality of fixtures at a three stars. It's brick and mortar...hard to change without a huge renovation...quite costly, so the thinner walls with less soundproofing and older fixtures and layouts are to be expected. Those things aside, the PROS far outweigh the cons...you will still FALL IN LOVE with this property So, don't discount the TOP RATING given to the community and the staff of Landmark at Grand Palms - THEY ARE ALL FIVE STARS Stop by the office which is REALLY NICE, TOO ...stay a while...and, tell em Debra sent you
My wife and I have lived here going on four years now and it has been an amazing place to live Staff is professional, courteous, and super friendly The grounds are very well kept and maintained frequently. Between the many pools, ponds, and amenities on site you have everything you need Kudos to Landmark at Grand Palms and the Staff

Quiet, private, perfect for first apartment.
This is a very nice place. The main pool has a cooking area and gazebo with plenty of chairs. There are 2 or 3 other pool about the grounds that are smaller and they all stay clean and maintained. The front office staff are very nice and friendly. The parking is 100 times better than the last 3 places I've lived at with covered shaded parking in most areas. When we first moved in the hot water didn't work which really sucked since we sent all day in June to moved, but maintenance came out and fixed it enough for use to get hot water until the piece for the breaker came in to fix it. They were very nice and quick. We can sometimes hear our upstairs neighbors moving around, but that's to be expected when you have a bottom unit. The grounds are nice, with a place that has a lot of pets you have to watch where you step when going in the grass, but everything always looks nice. Our place was recently updated before we moved in so all the fixtures were new and shiny. Some of the light plates are crooked, the bathroom mirror looks like a paint cloud misted it, and some of the door handles have paint on them as though everything was painted quickly, nothing very dire. 1 thing I would change is the way the master bath and closet doors open up. Instead of them opening in they open out into the bedroom which ends up taking up space that could otherwise be used. For example, we would like to move the bed over a foot and can't because the bathroom door wouldn't open if we did. We took the closet door off, but can't really do that with the bathroom. Other than the weird doors and some light switch frames being crooked, we love this place since we've moved in in June.
