I have been a resident for five years, and is very satisfied living at Arium Resort. There are no disturbances, maintenance issues are resolves quickly and the office staff are very courteous.
Answer service calls in a timely manner and keep the resort looking good.
Im very disappointed in this community and property management company. Majority of the negative reviews are 1000 % accurate. The positive is the community is in great proximity of stores, hospital, parks, etc. There are are/were a few good employees but unfortunately it seems to be a continuous turnover of the managers that did attempt to resolve issues (2 managers and the regional gone so far). Allegedly there is a manager Chauncey that works for the property but he never returns calls or requests to resolve issues. Never seen him working not sure he may be a virtual manager. Karina works upstairs in the billing/Finance always has the most horrible attitude. Everyday isnt a good day for her to work with tenants.
*Maintenance requests are a hit or miss. Sometimes maintenance repairs with no issue and then other times you must contact them numerous times to repair the same issue.
*Mandatory $35 valet trash was horrible and barely picked up trash as per agreement. A new trash service took over in July and have been good so far...no complaints.
*No one in the office ever answers or returns calls.
*The tenant portal software needs to be revamped to work accurately. Tenants receive late fees b/c the portal is NEVER updated with correct or total amount before the afternoon of the 1st day of the month. Example: when tenants decide to pay rent early on July 25th - 31st then the payment portal is not updated accurately even the morning of the 1st which is causing tenants to receive late fees about a property management known issue. I brought this to Karinas attention a couple of times and she rudely told me that was my opinion about the system. Please refer to comments from multiple tenants with the same issue and have provided screenshots also to management see the issue but they dont care b/c they can make money off late fees.
*When viewing the property was advised water bill average would be an average amount based on unit. I contacted the billing
I lived here for 6 yrs. They changed management several times. The most recent company Gold Oller has given me a rent increase of almost $200. I never received an increase that high. I still live in the same out dated 2/2 apartment, with no upgrades at all. I went to the leasing office to ask about possibly downsizing to a 1 bedroom, I was told I would have to re-apply & pay application fees etc, as if I was a new resident and the rent for the 1 bedroom would be more than what I'm paying now. That is ridiculous. It certainly is not worth the money. I have the ADT security system. That is the only reason I lasted this long because I noticed an increase in police presence lately. I certainly do not feel safe living here. I'm looking forward to moving.
This place is not what you think it's going too be not luxurious at all I upgraded too have a nice kitchen lol what a joke they charged 75 bucks extra a month but the countertop is painted on. Numerous of leaks which mold appears. Staff are very rude. Also they give you an eviction notice and eviction fee after one week you don't pay. You can never get them on the phone office is closed so u can't even go in too speak. Guards let anyone in under your guest names. The worst place too spend hard earn money in rent a house pay someone else mortgage than them there very nasty. Very unprofessional. Never felt so used in my life.
