I have lived here for 5 years and enjoyed it up until a few months ago. Endless construction, rent increases and rude office staff. They only care about your money. Also the water pressure is almost non-existent. Just moved to a bigger apartment. They have addressed none of the issues here (I have pictures) while charging us to clean an oven and a bathtub in an apartment that didn't have outside walls for 3 months. Beware!

Ill start by saying Oviedo Grove was a very peaceful, safe, community. It is in the heart of Oviedo, surrounded by quiet neighborhoods. The scenery is pleasant, and you feel as if you are in your own private neighborhood. This past March, without notice, heavy construction equipment and supplies began to appear around the playground (yes, the childrens playground). Here is a short list of what appeared out of the blue: 2 large cranes (with reach of over 3 stories, to give a size idea), 5+ shipping containers of building supplies, several piles of lumber, several stacks of scaffolding, and a portable foremans office. Next, they constructed the scaffolding in front of a few buildings around back and wrapped that all in netting. Three stories tall around the entirety of each building. Then the noise. Saws, hammering, drilling, jackhammering, and trucks coming and going, all day. They are replacing the entire outer skin of each building. Two years ago an inspection revealed the buildings have been leaking and the outer skin is rotting as well as much of the 2x4s. Insulation was shot. In some instances, entire concrete porches are torn up and replaced. They are also replacing windows and frames and porch doors and door frames. It appears to take about four months for each building from start to finish. We were never told prior to renewal that this was going to happen the following year. It should have been a disclosure that was part of every renewal. Beyond never being informed this was about to happen, there was no concession offered after it began. I wont overly focus on financial concessions (none were offered). How about something simple like, let me out of my lease. Tenants should not be forced to live in a construction zone of this magnitude. This is a horrible example of landlord abuse on a wide scale. No notice, renewing leases while concealing relevant information, no reparations, and forcing tenants to honor the lease or face legal consequences.

-1,000,000 stars. Did you ever stop to consider people's lives at all, or is the "beautification project" as you call it, more important than our current lives? Did you forget that people work from home? Study from home? Lately being here feels more like residing at a hotel. I never want to be home these days. You gave us way too short of a notice (not that one more in advance would've made this situation better in general) before disrupting our lives in ALL ENTIRETY. We had to move most of our furniture 3 feet from the walls (for who knows how long) and everything off our patios. A construction crew came in and took our windows out, leaving only a PIECE OF PLASTIC behind that they STAPLED and DUCT-TAPED to the wall - which I'm SURE we'll be charged for once we move out. The entire building is covered in a black cloth where no sunlight can reach it. People have to park far from their buildings to avoid crew accidentally ruining our cars or dust getting on them or being blocked into a space by the crew's equipment. In JUNE. When it rains regularly. That means we have to get soaked to get into our apartments, where things aren't much better lately because everything smells like mold and sewer and moisture soaks into every crevice of the building anyway. And if you need to hold onto the railing because of the rain, forget about it. They and the stairs are never washed. It's all unsanitary. COCKROACHES are coming up the drains because of this stupid project and the disruption of the land, when we've never had them before. Even bugs can't be at peace, imagine that. Every time I use the bathroom I'm wondering if I'll encounter yet ANOTHER cockroach. Every morning at 8 ON THE DOT I'm awoken by hammers, yelling, and drilling so intense that it shakes the ENTIRE floor. Even pets can't be moved into the bathroom because, oh yeah, COCKROACHES are coming up the drains. And on top of it all, you have the NERVE to raise rent $200 DURING this process?

I have been here for a year now and at first it was okay. After being here for a year, we have had our ONE grill down for months, our pool was shut down for contamination/broken parts twice, and now there is construction going on. The construction was supposed to be a 2-3 month process, they have not even gotten to us yet and its almost summer. Under the tarp they put up around the exterior of our building is rotten wood and mold. I am just not sure what we are living with. There is noise all day due to the construction and our hallways, patio, and grass is a mess. On top of all of this our rent is going up crazy amounts, we are receiving no sympathy! Do not rent here!

They are raising the rents like crazy!! I have only been here 1 year and my rent is going up like almost 200 dollars!! No changes at all to the property just raising the rent due to corporate orders! It's crazy because I asked this question upon move in and was told rents shouldn't raise more than like 75$ a year. This was just 1 year ago!! The unit itself is not bad but def not worth this incredibly high increase in rent! I would say be prepared to pay any crazy hike in rent if you look to live here beyond 1 year. I am learning this the Hard way as I type this!!
