Dont waste your rent here. Besides the roacheswhich we had to treat ourselves the staff is unprofessional & bias. They have a serious issue with following simple work orders and go out of their way to mess with you/ make your life harder if leasing has a problem with you. Yesterday they turned off our water without a call/ email. When we called them for an estimate of when it would be back on- they stated they didnt know if it would be back on for evening use. Trust me. Dont do it.

Even one star is to good of a rating for this apartment complex. DON'T LIVE HERE! First the "Model" which is supposed to be a replica of the apartment you are getting looks nothing like the actual apartment you get on move in day. Locks on front door always break. Dishwasher never worked till the last 6 months of a 12 month lease. It took 7 service requests to finally get someone to fix it correctly. Office staff is incompetent. Months after move out, Jessie the Office Manager said we owed money for damages but could not find the paperwork for what we owed the damages for. Finally she found the paperwork after calling her 20+ times and going into the office 5+ times. The supposable "damages" she claims we made are completely inaccurate. Our washer machine ended up flooding my entire apartment and damaged my area rugs and furniture making them bleed into the carpet. For some reason the office believes we should have to pay to replace their carpets even though their washer machine wasn't maintained properly by the maintenance team throughout our lease. Then they tried to say we "stole" the screen door. First off there was no screen door when we moved in, we would've loved to have one but we just assumed since our apartment looked nothing like the model that our apartment didn't come with a screen door. They also are trying to charge us for the locks on the front door being broken, even though we had them come out almost every month to fix them because they were broken upon move in. Jessie is an incompetent employee who is not helpful in anyway. Its hard to get any communication with her, she says everything is taking care of and disputed but then 4 months later we receive a debt collector calling us. I wish I was making this all up because I have never had to deal with a company that lies and tries to scam their tenants as much as i've had to deal with the Reserve at Conway. Avoid this place like its the PLAGUE.

615 sq ft apartment with no ceiling fans, no washer/dryer hookups, no cable in bedroom, and no power outlets outside. My observation since living here: Jumbo jets fly over at all hours of the day/night. OIA is planning on opening another terminal soon, which means even more planes flying over your head. Amazon is planning to open a warehouse close to the airport in 2018. Along with UPS and FedEx. Sirens blast regardless of the time of day/night. Mgmt, sends out bulletins of the rules, people disregard them and nothing is done. Many dog owners don't pick up their dog's do-do, over flow of trash cans. Have a BBQ, cook at will, no one will reprimand you Check police reports. Since May 2017, I've witnessed 3 cars on blocks. The last one was after the leasing told us that they hired security. Ask mgmt and tenants. I've witnessed police helicopters flying over. Conway's demographics have changed. Homeless and vagrants asking for money on street corners and store parking lots. I've seen the schools have diminished. All scores have steadily gone down in the past 2 years. At the district level and state level. Go to OCPS website and see for yourself Do not drink the water without a filter. The black residue that is left around the drains and inside the spickets is stuff from a horror movie. Trying to get out of the complex is horrible. The side gates are closed every weekend/holidays and after 4:45PM daily. Do a walk-through of the complex. The landscape looks like it has just survived a wildfire. Trees and grass look very thin. Most of the A/C units look like the original. Not energy efficient. It means more $ out of your pocket. The walls are very thin. I smell what my neighbors are cooking, doing nails, etc. in my living room as well as my bathroom. They do have tennis courts, but don't plan on playing after sunset; the lights have never worked in the 3 years I've lived here. Is it worth the cost of the rent, definitely NOT I hope this has helped in making your decision.
