I have lived here for 2.5 years.. the only thing nice about Amberton is the layout of a townhouse. Walks are paper thin! I have not seen any mulch laid in years! Dead plants, grass is eaten up by grubs, and bare spots everywhere! New Mgmt trying to enforce rules that actually make a house a home! Only 4 plants on front lanai, nothing but furniture on your back lanai, no wall hangings allowed, or your fined $50 a week! Including no hanging plants! Rent hikes, water costs increased, & no improvements! For nearly $2G a month... 1 more month and Im out!

The new leasing company is terrible. We have lived here for 4 years and 3 months and they will not renew our lease this year. This is a terrible community that does not care about residents.
I visited Amberton Town homes this morning and I was truly surprised by what I found. First of all let me say this, I am a long term resident of Naples and I once visited Amberton back in late 2012 and once I got out of the golf cart with the leasing rep I ran to my car as fast as I could. So now in 2018 it is apparent to me that a new owner and management company has taken over this beautiful community. Not only was I amazed at the changes I saw, I immediately committed to leasing a town home in Amberton. I asked the leasing rep what they did different and she explained to me that they started enforcing the rules that are stated in the leases of the community. Amberton is a beautiful leasing community where a tenant has the feeling of home ownership and not that of living in an apartment community. Well that comes with a price and those that do not recognize that should not be angry with the management for enforcing the rules, they should just leave and move into a apartment community where they can leave garbage cans out on the street as long as they want, or put old mattresses and couches out on the porch or leave broken down cars in the driveway for months on end. I was very impressed with what the new management and owners are doing and have done with Amberton and I am so looking forward to becoming the newest resident there..
Worst rental experience of my life! Being new to Naples we drove through several properties in our price range before choosing amberton. From the outside it appears to be a quiet, gated, family oriented neighborhood. After moving in, you realize this is NOT the place for a family!! We heard promises from all 3 of the management companies that have changed hands in the past year and still there is no playground, but a patch of fenced grass less equipped than a poor dog park. There is no visitor parking that isnt already filled with tenants cars. The only other amenities include a filthy pool and a very small gym. The gate has worked 1 time since I moved in- literally I used my access only once. Random people walk on and off the property at all hours. Loud music, sketchy people hanging out outside all night, and suspicions of drug activity are just a few cons. Children constantly play in the roads unsupervised, not like there is anywhere else on property for them. Then lets talk money.... they start off pretty competitive to other nicer communities, however, every unit is priced differently So dont trust the online price. It is only after you move in that you discover all the surprise fees they are eager to charge you. If you dont bring in your trash cans before 8am the next morning its $25 each. And they dont care if you work overnight or have kids to get to school. If you have anything on your patio but plants, its $50 per occurrence. Basically anything they feel like demanding, there is a dollar figure attached. The manager is awful, worse than the last one. Management will not work with you on anything, even if you have demonstrated perfect rental history. When it comes to renewal time, make sure you figure out your plans way in advance!! They send you rates and if you dont decide within 10 days the prices go up. If you have a situation that you are stuck extending the lease by a month like us, the rent increased $600/month!! BEWARE!!!
Do not move to this place they have the worst management and drug dealers on site the police can only do so much this is a beautiful place in a nice neighborhood but unfortunately it is not monitored well-and they leaden really bad shady people
