The Village at San Jose

If you DON'T want to live with mold, rats, roaches, ants, flooding water, and very noisy neighbors while submitting #50 maintenance requests a month AVOID THIS PROPERTY! There are no cameras for secured parking areas. Overhang parking is $25. Lots of loitering and some doors/cabinets don't shut or lock. For 3 months I've had a roach and mice problem. I've counted 259 roaches & 4 huge rats enter my apartment. Rats climb up walls and roaches devour my food. I've put in work orders every day or week and maintenance comes to sorta fix the issue. No holes inside or outside unit 1645 University Blvd has been closed. I've threatened to withhold rent with the city so hopefully the issue is resolved. No one who pays $1,029 mo for a 1 bedroom should wake up or cook dinner next to dead roaches or rat poop. Rats are eating through the walls and their feet can be heard running up, down, and in the walls. Rat poop droppings are on top of my counters, oven, bed, sinks, and closets. The rats peered all over my floors. I cleaned it up; not maintenance. There are holes in the outer walls outside my apartment which let in mice. Grates have large holes; my maintenance order to close holes last week hasn't been done. The exterminator has come 3 times but rats & roaches prevail. I can't cook because sinks, kitchen counter tops, and stove are covered in rat droppings. I SUBMITTED AN OFFICIAL LETTER OF COMPLAINT WITH THE OFFICE ON 8/22. I THREATENED TO CALL THE HEALTH & SAFETY DEPARTMENTS IF I SAW A ANOTHER RAT AFTER 8/23! Front stoop and apartments have red ant infestations. Front lobby needs to be vacuumed and shampooed. Submitted form on 8/26 but nothing has been cleaned by 9/16. More mold has appeared on front & back entrance walls. 3 of my vents have greenish black mold accumulation from 10 months ago.

AWFUL! The grounds are filthy, and they dont care if something breaks. The workers just ride around on the carts doing nothing. The place is cockroach-infested, and they discriminate against tenants with disabilities! Arbor Place is owned by the same company! Dont get stuck like I did!

Buyer beware...Was shown a remodeled unit and was given the keys to a old roach/rat feces infested dump. Management doesn't care. Now I haft to break my lease

I wish I could leave less than 1 star! My ac has been broken for months now I possibly have rodents and smelly water is appearing on my kitchen floor that I have to sanitize and mop up several times a day! It's the WORST!!!

Management will not fix or replace appliances that are broken even after repeated requests. I would never recommend that apartment comples to anyone. I live here and pay my rent on time and even early, but I have been disrespected and ignored. It did not start out like this, but now I'm ready to leave and will give warning to anyone considering living here.
