    Overall nice community. Management responds quickly to repair requests. Feel safe within my community, close to stores and freeway.

    I lived here from July 2019-June 2020. I would not recommend this complex. The walls and ceiling of these buildings are very thin. You can hear people Flush their toilets, yell at their videos games, walk, etc. I also had a leak that would happen during heavy rain. The water would pool around the porch area and foundation because the apartments were built on a downward slope and there is poor drainage solutions. The water would seep in through the foundation, it would start in the bathroom and then go into the bedroom. The carpet would become sopping wet about 2 feet into the bedroom from the bathroom. Management and maintenance were called about this multiple times. Maintenance would often tell me that I was one of the luckier ones because other apartments have filled up with inches of water after heavy rains. I would constantly get excuses or be told there was a change in management and this new person would be better. Toward the end of my lease, which happened to be in summer (rainy season) the bedroom began to have a mild smell. After much discussion and no resolution I opted to move my bed into the living room for the last month or so I lived there due to health concerns from the molding/mildewing floor. I pulled up the carpet to expose the concrete so I could better mop up the water and spray a bleach solution. Management finally decided to do something the last few weeks I lived there which was useless to me. Their fix also involved them unhooking my a/c to complete the project in the middle of Florida summer. At this point they could have waited until I had left. Cheaply built and poorly managed.

    This place thinks it's amazing, but stuff breaks ALL THE TIME. The pool is OFTEN closed for "maintenance", the duck pond is DISGUSTING and filled with weird blue chemicals, AND they make people move out on July 31 at 10AM, instead of August 1 like *EVERY OTHER APARTMENT COMPLEX IN GAINESVILLE*. I will say it's clean, and the living room is big. The carpets stink though, and the paint is varying glossy/not glossy, and some of the walls feel as dry as chalkboards. Also, the closets are very narrow and tiny, with no rod for hanging your clothes. Instead, they have a crappy rack, as if you want to pile all your clothes on a high shelf instead of hanging them up nicely. The people in the office are nice, and the workers are nice too. But the apartments seem kindof old, smelly, and WHY would they make the move-out date July 31st??? Ridiculous!!
