Changing this to one star with no recommendation anyone stays or rents here ever. First off they really put me in a bad position with 2 options on my renewal. So I was asking for it for 3 mos before it was due. They were unable to get it to me until 3 days to sign my lease, or my rent goes up almost 200 +. I do not have the money for this. If I had known before 3 days from lease signing, I would not be here. I was given no other options. The rent already went up drastically. Something they have agreed is effed up. (Email proof can be provided on this) Now at their current price, this place is an utter rip off. It is not worth what they are asking, not by a long shot. This is clearly yet another company being greedy and raising rent prices for the sole purpose of that greed.

I have spent 5 years here. So far I can say that every 6 mos to a year, a new company will come in, raise the rent and try pretend they are the victims, then stop any and all maintenance until the next company buys the place. THIS IS REPEATED.

Maintenance: Honestly this is a joke here. I really cannot say anything positive in the 5 years i have been here. twice now my ac was out 2-3 weeks in July, TWICE (Not including other times it went out). For weeks. I never got anything for that, no reparations nothing. Just a "Ohh sorry we cannot change anything".

There is another thing, no one seems to be able to change the rent price, which is funny cause all it is, is a fill in field. If they really cannot change this, I have no idea why they are there. The efforts i have received have been very bare minimal, and that's it, to outright ignoring issues. However they can and will ITEMIZE AND CHARGE YOU For absolutely everything. I am surprised they don't have an air tax with everything they slam on top of the price.

I have more to say but there is a 2000 char limit, the rest of my review is on Google. DO NOT LIVE HERE.

Dont even think about it... 30+ years old just a makeover outside.. I've been living here since 2011. 4 new companies and still my apartment all appliances are old and bathrooms fixtures are horrible conditions.. None remodeling is being done while the others apartments are been remodeled. The excuse is that they are remodeling the empty apartment first. So, when muy apartment will be remodeled?.. when I move???...helloooooooo !!!!!... where is your compassion for seniors tenants that are being living here for years?

So here is the down low on this place. Stay away. They put out all these beautiful pictures of what the outside of this place looks like. They avoid pictures of their overflowing garbage cans. The dead lizards/bugs in the pool. Wires sticking out from apartment buildings. Etc. One company buys all the local apartments up in the area and basically turns them all into glorified ghettos. If you are not one of the supposed lucky ones that have moved into one of the newly renovated apartments the you are just a thorn in their side. It's painfully obvious they want the old residents out so they can gut the apartments and make the next tenant pay 300 more than what they charge me.

Money money money money money money.

That's all that matters.

But it's business I guess.

PARK PIENZA Built in 1985
I have been living here(Park Pienza) since February 2011. In 2014 I had to paint the whole apartment with my money. Only once carpet ( bedrooms) has been replaced for a new one. Apartment have mold problems and bad appliances. Plumbing appliances are old and rusty. Bathrooms and kitchen cabinets are unbalance, all the counters( kitchen-bathroom) are crack and old. Kitchen ceiling is falling down and a major repair is need it. Refrigerator is old and sounds like crickets . Stove old and doesnt work as it should, specially the oven needs to be calibrated. Outside windows are full of spider webs, dry leaves, dead insects, mold, live insects ... I try to talk to mgmt. today for a transfer to the apartment next to mine(that is actually empty and in better conditions {remodeled} as per now) but didnt comply with my request. Not only that, they make me an offer to move in August and asked to pay $1400 for another different location apartment same size as mine but with new appliances and bathrooms and new appliances, painted, better lighting, rooms with new carpeting and kitchen with new appliances, if I want it in AUGUST(when lease expires)..All this and more is exactly what my apartment needs to be done but never happened....just by curiosity i did a google search and apartments were priced $1,110.00$ to $1,235.00, then why I was asked for $1400??........I just hope to management read this and make some exceptions to the rules and regulations. I am a retired federal employee....social security and retirement are my only income...Im willing to pay extra fee ( if I have) in order to brake my actual lease and move with a new lease as a transfer tenant but the office didnt agree..This is a new company that just bought the residential.. in the last 8 years, this complex has had three new owners. And all of them promise to have the intentions for repairs and nothing happens.. the only thing they normally do is garbage pick up (sometime
