I'm an elder who grew up an Army brat & kept traveling, so I've lived in a lot of apts, mostly in the SE, USA; & in the D.C area: Takoma, Alexandria, Falls Church, & 3 locations in DC. I'm a good tenant: never late w the rent, quiet, clean, recycle, friendly. It's an old bldg yet the upkeep in Roland Apts is solid. The landscaping is simple/rustic & they keep the grass cut & pretty much litter-free. (The bldg is near a path kids use to go to school.) My view from the 2nd floor and across the street looking west toward Ft. Chaplain sfh/condos is pictureque; AND on January 01st & July 4th I could see fire works from 3 locations: the National Stadium?, the Mall, and RFK Stadium. It is spectacular! The V5 bus is a straight shot to Capital? Library going east, & to Tenley Library on the 96 bus going northwest. Abt 2blocks away is the Benning Metro. I take it's blue line & transfer to the orange line to Clarendon Metro which drops me 1/2 block from Trader Joes. And the rent is very fair for DC. Mgmt is abt business, yet they are very fair. It's hard to find a good landlord. You'll find it here. Only downside is the apts can get hot... so crack the window.
