The leasing and management office is the absolute worst and only care about getting your money! When moving into the building I was only provided my 60-page lease two hours before arriving to get my keys and they expected me to review it all before arriving. Even leading up to the move-in day, I would ask for the lease and they refused to send it - one time even laughing at me while saying it wouldnt happen because they were going to get their nails done. Maintenance requests are NEVER fulfilled to the point I didnt have a working refrigerator for over a month and for the entirety of my lease there wasnt a working light in the bathroom. The management office would claim covid as the reason to never fix anything, even well after covid restrictions were lifted. When moving out, the front desk refused to book the loading dock and freight elevator for me and when the management office saw I was using the regular elevator, they tracked me down to berate me saying if I come back in five minutes and youre still using this elevator, youre going to have a problem. This property is so unprofessional and doesnt care about any of their tenants. Even after not living here more months, they now harass me saying I owe hundreds of dollars to a collection agency for a Pepco account thats not even mine! Even after providing proof that they are in the wrong, they continue to demand I shell out hundreds of dollars simply so they dont have to. Oh and any of the positive reviews you see arent actually positive reviews. The leasing office actively bribes residents with a $25 rent credit to provide positive reviews.

301M is a new and clean apartment building with a really nice lobby space and gym, as well as a friendly and consistent front desk reception. I moved from Dupont Circle and I don't think I can go back!

First, I love living here. Safe, great neighbors. And the staff is just amazing. Brittany was overseeing my move in, and there was a tech issue with my key.... poor woman stayed 3 hours past her scheduled work time on a federal holiday to make sure I moved in ok, and my stuff was working. I mean i was blown away! People are super hustle free, 301 is great place to live and I would recommend it to anyone !
