I love living at 1301 Thomas Circle. The building is beautiful, sparkling clean, and filled with so many amenities (gym, pool, lounge areas). The location is perfect - right by a metro stop and fabulous 14th Street restaurants and bars, a quick walk to the monuments, and a short jaunt over to U Street area. The staff is so friendly, welcoming, and helpful. We've recommended the building to four different sets of tenants, and they all love it as well!! Who knew that you could find such luxury for a reasonable price in downtown D.C.!

Don't believe them when they say they will waive the $600 pet move-in fee. It's a scam. They will say they never got the appropriate papers etc. They will treat you like cattle regardless of whether you are a new tenant or have lived there three years-- despite paying rent on time every month and making little to no complaints. They currently have 14 units available for rent and for good reason. Also, they refused our mail for a few weeks last year. REALLY BAD MOVE. And there is a MICE INFESTATION!!!!!

INFESTED WITH MICE. they are in our kitchen, living room, and even bedrooms (despite our apt being very clean). We are woken up to them climbing on our beds. We have put in multiple maintenance requests for pest control which have all been ignored. Emailed management office, also ignored. Disgusting and foul and vile apartment with rude staff who do not care and will not help you.

I have dealt with bed bugs twice in this apartment complex. My neighbors have also dealt with bed bugs and despite telling us that there will be inspections, preventative treatment, and other measures taken for adjoining units when pests are detected, I have received no communication. When dealing with an infestation, the management was originally responsive but when it learned I knew about other units beyond mine that were infested, they responded too slowly (or not at all) to my emails to allow me to meet with the exterminator myself or take other proactive measures. Especially during work from home, this place is a nightmare. I've lived here 3 years and I can't move out fast enough.

In house service is great! Service requests are oftentimes completed same day and even on weekends.
