We signed the lease on December 2017 for move in February. When we were a few days before moving in, we got a call from the leasing office that our house was double booked. They accept that it was their mistake. We were offered a different house for a higher price, we had tried to follow up regarding the price but gave up.

When we moved in, we complained about the problems but they were only solved after weeks of followup to the leasing office.

On one fine day, I got a call from the leasing office that my application was missing and I had to come immediately to submit it. She was rude, I don't understand how careless they are. After giving keys, moving in, they realized they missed my application. It was their mistake for the second time but there was no apology. We had to visit the leasing office the second time to submit the application.

After living in the apartment for a few days, realized that houses have mold problem. We had mold coming up in bedrooms and bathrooms.

At lease end, we thought we will not sign the lease and told them the same 40 days before our lease end. Our house was also shown to other people and we thought everything was going smooth. We got an email to pay next month rent which surprised us. We went to the leasing office and they said that they don't see our intend to move out in their computer. This was their mistake and they want us to pay one more month rent for that. I asked them to escalate this issue to the manager but they are not giving a good response.

0 ratings ..The North park apartment is a very bad experience, I stayed in many apartments but no one over charge me so much, Also the apartments are old.
Problems I faced.:
There were rats in the apartments running from one door to another.
There is a big park which also has rodents and grass which is not suitable to play or sit.
The parking that was provided was very small (The issue was with parking 35 only which I got), even after checking with the leasing office they did not provide another one.
The Freezer in Fridge was very bad, They replaced with another old one.
They had a white coating on bath tub , which went after cleaning bath tub in 2 months and started looking very old.
The heater always showed 80 F, when the temperature inside was only 74.
The electricity bill was on a very higer side always compared to my new apartment.
Finally they gave final settlement bill as 1190 dollars which I feel inflated, It should have been at least 950-1000$ .. I feel it is 150 to 200$ more.

Seems like the reviews about the apartment were true, I ignored and did a mistake to stay in this apartment.

Sorry .. Will never come and stay in this old apartment.

They spend all their efforts on landscaping. Management is by far the worst I have seen. Trash everywhere, break in to parking and apartments every week, giant bugs all over the buildings, old inside and nothing works the way it should. For the price their charging you, you can find a nicer place in downtown San Francisco.

I have lived in almost ten separate apartment complexes and this is by far the worst experience I have ever had.

The first incident was when my handicapped mother in a wheelchair came to visit me from out of state and couldn't get into my apartment because the wheelchair lift was BROKEN. I walked into the office to ask for the key to operate it and the incompetent people in the office just stared at me and told me they had never used it and didn't know anything about how to operate it. They didn't offer additional assistance, they did not care at ALL that my paralyzed mother was sitting outside in the rain as I'm trying to figure out how to get her inside my apartment.

Then upon move out, it was an equally nightmarish experience. My roommates and I put in hours of cleaning to the apartment only to be quoted almost $1,000 in charges because we couldn't meet their standards. Yet, when the maintenance came to inspect they couldn't point out any damage to the walls that would require painting. They only could find 'normal wear and tear' which under law we cannot be charged for. Their attempt to rip residents off and get them to pay for normal upkeep and maintenance costs is appalling for such a large and PROFITABLE company. We were also lied to, given mixed messages from three different representatives and mislead on a variety of occasions.

I would not suggest ANYONE live at an Irvine Company Apartment as I am not the only one I know who shares my sentiment. A quick google search will show other people with similar experiences. For the price, you can easily find another apartment complex that is more geared toward resident satisfaction and not profit, profit, profit. Be extremely wary and cautious of this disreputable company.
