Could be 5 star - major parking issues and lack of hot water - you must turn the bathtub on to get hot water in kitchen - they will not fix

My son and I were excited to move into our townhouse as we had been looking for something that suited our needs after selling our home of 12 years. It has been a nightmare. Full tear down of the exterior started one month after we moved in (I was not informed that this construction would be happening when signing the lease and would have never moved in if Id known. I work from home and the noise was/is unbearable) Since May, I have not had one month without major issues. Recently, it is not uncommon to wake up and have no hot water to shower with.....at all. The systems are archaic and instead of making this a priority, they continue to put lipstick on a pig by replacing the siding etc. for curb appeal. The last thing I want to do is move AGAIN but this property is miserable and causes more headaches and inconvenience than I am willing to deal with. Such a disappointment and Ive lost faith in the properties abilities to rectify the issues as they have dropped the ball too many times to count. Save yourself the hassle.

I have had nothing but trouble with my apartment and the complex. I chose Selby Ranch despite its high rent, because of the location and quiet community. However, the day I was set to move in, the carpets in my unit were wet and covered in a layer of dog hair. They had washed the carpets without vacuuming first. There were fleas jumping onto me. There was mold all along the shower door and soap still stuck on the soap dish. The cockroaches are horrible! Now, theyve started major construction which means men banging on my apartment at all hours, yelling and leaving nails, scraps of wood all around in the walkway. Theyve put holes in my walls and shut off the water 3 times because theyve accidentally put holes through pipes. I no longer have access to my patio or outside space. The company is not providing any reimbursement for any of this. Dont move here!

Certified Resident

It's a great location right across from the American River Parkway. The grounds are quite nice with large trees and lots of shade. Lots of families with dogs are out and about and the residents are friendly. It's are comfortable place to live.
