Renters Beware!Properties are GREAT, well maintained and great amenities.The problem is when you move out. You should just go in expecting to pay an additional months rent at the end. If you do, then when you get slapped with miscellaneous move out fees, you won't be as surprised as we were. Oh, and another recommendation. If you go past your lease, and negotiate a month to month rate, make sure you get it in writing. We agreed to a prorated rent for the final 10 days and then got slapped with an extra bill of $742 because "the senior management feels the rate is fair". Again, have nothing but great things to say about the property and amenities, and if I had mentally prepared to pay for an extra months rent, I probably would be leaving a four or five star review.Ohh, and if you live there for more than a year, you can expect an annual increase of 8 to 10% of your rent year over year. They are unwilling to put the rent increases in to the contract or lease, stating it's based on "market value" but seeing as how Irvine Company owns 95% of rentable units in the area, it's pretty much their discretion to set the market value, no?Irvine Company wil probably respond to this review with some sort of diplomatic comment like "sorry to hear about your experience, for privacy reasons we are not able to discuss this matter publicly. Please feel free to contact us". Just know that I have, and now Irvine Company has stopped responding because I paid all the bogus fees to avoid negative marks on my credit report.
