We get a good one-month-free promotion upon move-in, which makes the monthly rate attractive. Another pro is the spacious patio, where kids can play.Three complaints, one major, two minor.The major complaint: There are a number of residents smoking marijuana in open air. The smell gets really strong sometimes. I am especially concerned when kids are around. The leasing office's standard reply is to call security.Minor complaint 1: The maintenance staff are competent in repairing, but can be slow in response. Usual response time is 1 week. I had occasions in which I have to call the office back in 2 weeks to get the issue resolved. This could be the result of this being the largest apartment complex in Folsom. But one week is really slow.Minor complaint 2: This complex is not pedestrian-friendly. There are little to no sidewalks on major driveways, and pedestrians have to share road with cars, which could be dangerous when it is dark.
The apartment location is great. The quality is fair but usable. Dings, dents and occasional drips. Leaks are fixed with calk. It looks like there might be some water damage behind the paint. One referral bonus was magically reduced from the $500 advertised to the new sign at $300. The other referral bonus was not honored. Expect bogus cleaning fees when you do leave. We have stayed at this apartment 3 times over about 20 years and the management is typical. They will try to keep as much of your money as possible with as little service as possible. We only picked this one because it accommodates pets and its location. Certainly not for the management team.
The Overlook staff is friendly and responsive. Any issues I may have are small and having to do with my getting used to apartment living after living in my own home for so many years. I would not hesitate to recommend the Overlook Apartments at Blue Ravine!
Pros- nice view of trees/nature, right on a walking trail, walking distance to Peet's, enjoyed the sound of running water in the stream from our apt, generally well kept community, friendly mgmt Cons- pricey for an outdated unit, updated available for more money. Neighbor complained that she could hear us walk around upstairs - found myself tip toeing around my apt so as not to annoy the neighbor - not good sound proofing between units.
Do not rent from this apartment complex. During the summer, the a.c. runs 24 hrs a day to keep the tiny apartment at 80 degrees. I talked with maintenance about this and they replied the I was doing better than most apartments. Parking is a nightmare. If you get home after 4:00, you will end up parking on creekside and walking in. Any time you have a maintenance issue, it takes at least a week to get them to show up to fix it. Even when the do show up, half of the time they just put a bandaid fix on the problem. The only thing this apartment complex cares about is getting your money. If you are 1 day late with rent you get a 3 day pay or quit eviction notice on your door. Do yourself a favor and find another place to rent from.
