Siena Villas is an apartment complex that boasts luxury living in Elk Grove. The rental rates reflect their claims however ALL tenants should be wary of dilapidated, poorly maintained units. My family has only lived here since May 2018, barely six months. When we moved in the unit my family is in strongly smelled of pet feces. The complex management only agreed to have the carpets re-cleaned and refused to disclose the age of the carpet or if the prior tenants had a pet. About three weeks in 3 large soil stains appeared in the carpets forcing us to spend over $400 in area rugs to protect my young children (2 & 11) from the unknown. Then we were greeted with roaches of varying ages and species in all rooms of the apartment. Once again the complex did not acknowledge any responsibility and did send pest control to spray but the issue persisted for several months and it was my husbands persistent use of In home Defense spray and a neighbor moving out to eliminate the problem. The master bedroom is consistently 15-20 degrees hotter than the other rooms making sleeping without fans extremely uncomfortable. When you step into the unit it is humid and stuffy, causing all of us to feel ill from time to time. To attempt to mitigate this issue, we have a $200 air purifier that runs 24/7. There was a major electrical shortage about 2 weeks ago that prevented us from using a bathroom and washer and dryer. That area of the apartment was without power for several days. The washer has been replaced once, when it was replaced the maintenance person gouged a hall wall and didn't come back to repair it. The replacement is not spinning clothes properly and the dryer has to be run 2-3 times to dry clothing....hello $360 SMUD bill for 1000 sq ft. Today, maintenance looked at both appliances and stated that the washer was fine....but ran it without clothing inside and that the dryer issue was due to lint (not the case). Items that we pay for and do not typically use: Valet Waste (we walk our garbage and recycle to the bins outrselves daily), Garage (would prefer a carport instead of paying additional rent for garage). Landscaping appears to be a priority to Siena Villas; however, the amounts of cobwebs/spiders are not tidy at the entry of our our apartment.
