This is community is called The Osborn but I guess they are changing their name. I do not recommend living here unless you absolutely have to. It's great for temporary living and that's it. Their "Air Conditioners" run on a chiller system. So whenever there is a leak, expect for your AC or your heat to NOT work. If you want to cut your heat on for any reason during the summer you can't. The office switches the heat and the AC on and off when they deem it appropriate. My heater was broken for a month during fall and I had to use a space heater for that month or wake up to my apartment being 63 degrees. You pay communal utilities so your utility bill will never be the same. The front office staff as well as maintenance are very unobliging. The property is always gross with trash overflowing, dog feces everywhere, and the parking is absolutely horrible. You have no assigned parking,tiny motorcycles take up multiple spots (not their fault as there should be a designated spot for motorcyclists to park, people double park for days just adding to the parking problem. The "renovated" units are poorly "renovated" with gaps in the foundation (allowing for bugs to enter the apartment) and things barely hanging on. Oh, and they conduct apartment inspections every couple of months as though it's a dorm and they're your resident assistant.

They do not fix essential services such as air conditioning, hot water, pest control, mold, gas leaks, security issues. PEM will send you to collections without providing a bill first. They had my forwarding information when I terminated my lease due to their failure to follow through on air conditioning. Final straw was when it was nearly 100 degrees in my apartment and they just call you a liar. I have proof. Share it everywhere I can. Do not rent here or from PEM. Go to the fourth floor of city hall for help getting out of your lease if youre currently suffering there.

this place looks really nice ! and your prices are from a reasonable place ! not overpriced like the rest of Phoenix. I will be checking out your apts definitely ! hope they live up to the outside and the pictures here .
