The good- great location, the location has been the only reason I've stayed. Also the outside is kept clean.

The bad- this complex is EXTREMELY predatory. If you look to rent here protect yourself or pay the fees and take it so small claims. Take pictures of every inch of the apartment and keep records of any important documents you send them. They will lose things and charge you excessive fees unless you can show proof.
never in my life have I experienced a monthly water shutoff until now, which you will get a poor explanation for.

The leasing office is useless, I feel for them because they don't seem to stay long and probably get the short end of the stick being the face of a predatory company that has to deal with tenants frustration. They seem under trained, inexperienced and completely unprepared to deal with what goes on. You often hear them say "only the manager handles that, but she's out for the day." But I've never seen the manager she is always gone.

The gym costs a $35 one time for the key. Most of the equipment is broken and unsafe to use. It has been shut down since Feb, it's now April and no deadline on when its opening.
I had my first experience with roaches here, they informed me that I had to wait until Monday or else they would charge me for an emergency visit. I contemplated paying it and taking them to small claims court but I didn't want to go through the trouble.
They raise the rent every year. Normally my experience has been good paying customers get a reduction because they are saving the complex money they would otherwise lose from an empty apt, advertisements online, signs ect. But not avia, my rent at first was about $880 with utilities. I paid over $1000 last month for rent. The empty apartments that's been beside and me and above? $830 to move in smh. Bad business

This is my experience, if they didn't look to make extra profit from excessive fees, raising rent for on time customers I would stay. I don't plan on renewing again.

I just moved out at the end of October 2017 and I could not wait to leave. First off, the property management here is awful. The record keeping is so bad its appalling. Second, they are very rude. Good luck getting your security deposit back. Not only did they take mine but they also sent a bill for a bunch of unnecessary damages and expenses. Completely predatory. For example, they require you submit a 60 notice to vacate once you receive your renewal letter. If you dont respond by the 60 day notice, you will get a fine of another months rent. They didnt send me my renewal letter until 2 weeks before my move out and wanted to bill me for not responding in 60 days. Eventually they said we would waive that in good faith, but the lady was super rude about it. After that, they couldnt find my notice to vacate letter until I provided proof that I submitted it, and then all of a sudden they found it again. And this is the experience you get when they are actually there. I dont know how many times I went to the leasing office to get help with something and nobody was there, doors locked, and lights off during normal business hours. I would come back several times throughout the day and nobody would be there. The only good part about this place is the maintenance guys. Props to them, they are really quick to respond and always fixed my tickets on the first visit. The other reviews about cockroach infestations are completely true. I found a roach infestation the first night I moved in, and the manager wanted to bill me for an exterminator! Seriously?! Not only that, but there was black mold growing in the AC vents! They turn off the water all the time. I dont understand why they have so many water issues. Ive never in my life seen that on this level at another apartment complex. Its seriously about once a month. The gym is a rundown mess and the equipment is really old. Trust me, you wont use it. But if you do, they will make you pay a $35 non-refundable deposit

I really like this place and I'm happy we chose this complex. Nice staff, clean outside. Beautiful newly remodeled apartment. Laundry inside each apartment. Quiet neighborhood. No issues here :)
