The entire staff has been very friendly and service requests have been handled promptly and efficiently.
I lived in Franklin Lakes as a child and young woman from 1961-1973, and then again as a middle aged plus woman from 2005 onward (lived with my late father and helped care for him). When I had to find a place to live when his home was put up for sale last September, I knew that I wanted to stay in the area that I had known for many years of my life. My old grammar school (Franklin Ave.) is right up the street and I felt "at home" soon after I moved in last September. Glad that The Horizons is an option in an area of virtually no rental apts.
We have had a problem with our hot water heater. They have been to fix it 4 times and it still doesn't work right. WE need help.
Activities are so outdated. Is bingo all you think we want to do? How about bocce teams that would use the new bocce courts? How about exciting lectures?
Speak to me as an adult not a child. Have you read the jokes in the monthly newsletter? Terrible

The condition of the interior walls and the apartment paint condition has deteriorated since moving in. The walls of the apartment its self was painted with primer paint which has yellowed and marks easily and can not be cleaned. Who ever is hired to care for the landscaping has done a awful job so far EXCEPT at the entrance to the office area. Trees and shrubs block windows because they are so overgrown. One year ago request to have trees and shrubs blocking windows trimmed and apartment painted fell on deaf ears.

A resident who lives at the property and has completed a resident satisfaction survey.
Advertising properties provide a list of email addresses of its residents to Kingsley Associates, a third party market research firm, who then sends out the satisfaction survey to the residents. Properties may also conduct satisfaction surveys of its residents through other third party market research firms. In those cases, we will publish those survey responses as long as the questions conform to our standard survey format.
Because reviews are from Certified Residents, and are managed by a third party, you can feel confident that the feedback provided is accurate and trustworthy.

Make a right turn onto Franklin Avenue and proceed two miles to entrance of development on right. From Route 208 North to 287 South Exit at 58. Make right turn and proceed as above.
