Statement of Rental Policy

APARTMENT AVAILABILITY POLICY: Apartments become available when a written notice has been received from the current tenant. A unit will not be deemed ready for occupancy until it has been inspected and approved by management.
OCCUPANCY GUIDELINES: To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment. In determining these restrictions, we adhere to all applicable fair housing laws. We allow two persons per bedroom plus one additional person per apartment. For example, a one-bedroom apartment could house three people, and a two-bedroom apartment could house up to five people.
APPLICATION PROCESS: We evaluate every apartment application in the following manner: you must submit a rental application and answer all questions on the form. You must pay the $46
non-refundable application fee. We will determine whether, from your responses to the application questions, you qualify for the apartment you are applying for. If you do not, we will reject your application. If you do, we will send your application to our screening company, which may check your credit report, criminal history, and employment and rental references to confirm that they meet our rental criteria. If you meet our criteria, we will approve your application. This process takes one to two days. We will rent available apartments to applicants in the order that their applications are approved.
? Verifiable income equal to 3 times the monthly rent.
? A stable of (1) one year of current employee must be established and verified.
? There must be no evictions and/or felonies for at least the past 5 years and good rental history must have since been established.
? Credit information must indicate a stable payment history, with more positive credit than negative credit
? No co-signers are accepted.
? All applications are researched and verified by an independent screening company who provides recommendations of approval or denial to the manager. Any applicant who is denied by our servicing agency will be denied tenancy, unless extenuating circumstances are reviewed and written approval is obtained from the Property Supervisor.
WE CANNOT HOLD AN APARTMENT FOR YOU UNTIL WE HAVE RECEIVED THE DEPOSIT IN THE FORM OF A CASHIER?S CHECK OR MONEY ORDER.
